How to buy
How to buy your lot at Higuera
Four steps, from reservation to your lot or macro-lot, directly with the developer.
Reserve
Sign a letter of intent and reserve your lot or macro-lot with an initial deposit; the amount and term depend on availability.
Sign your contract
The purchase agreement is signed with the agreed terms.
Down payment
You pay 50% of the total price.
Monthly payments
You pay the balance in 24 interest-free monthly payments.
The process may vary by type of purchase (residential lot or macro-lot). Your advisor guides you through each step.
Before you reserve, ask for it in writing
A good deal starts with everything clear. Your advisor gives you this before you sign:
- The total price of the lot and its size per the official plan.
- The reservation amount and term, and when it is refundable.
- The payment schedule: down payment and monthly payments.
- The delivery schedule for infrastructure and amenities.
- The title deed (escrituración) terms.
- Building guidelines and maintenance fees.
How do I reserve a lot?
You sign a letter of intent and leave an initial deposit; the amount and term depend on availability, and your advisor gives them to you in writing. Then you sign the purchase agreement, pay the 50% down payment and make the 24 monthly payments.
How does the payment plan work?
50% down and the balance in 24 interest-free monthly payments, directly with the developer. For example, a 379 m² lot costs $1,895,000 MXN: $947,500 down and 24 monthly payments of $39,479.
Do you offer loans or financing?
No. The only scheme is the developer’s direct payment plan, with no interest and no intermediaries.
When will infrastructure be delivered, and when do I get title?
Higuera is in pre-sale. The delivery date and title deed terms are set in your purchase agreement. Ask your advisor for the current schedule in writing before you reserve; if they cannot give it to you, do not reserve.
Can I build my home the way I want?
Residential lots are for private homes. What you can build depends on the lot, the project and applicable guidelines; ask for the current guidelines before you reserve.
Can prices change?
Yes. Prices are in Mexican pesos and may change without notice and with availability. Your contract sets the final price.
